Case Study: 360 Owners Corporation

360 Owners Corporation owns and operates a 494,000 square foot, 465 unit, 35 floor, market-based multifamily residential building in New York City. Electricity, natural gas and steam are supplied by Con Edison Company of New York, with fuel oil used for winter building heat. Building heating and domestic hot water is supplied by three low-pressure, oil-fired boilers originally installed in 1978. Chilled water was supplied by single-stage absorption chillers that were also installed in 1978.

Objectives

The building was already in the process of raising capital work for the replacement of the building’s facade. To compliment these renovations, the facility hired EN-POWER GROUP to put together a comprehensive energy reduction plan.

Our Solutions

We performed an on-site assessment which identified numerous energy-saving opportunities including chiller upgrades, lighting upgrades, boiler upgrades and the installation of a CHP system. The 360 Owners Corporation was particularly concerned about the building’s chilled water capacity, and so replacing the building’s water chillers was our first step. Based on installation cost, available incentives, and operating efficiency, new two-stage absorption chillers, utilizing Con Edison steam, were selected for the building. EN-POWER GROUP was subsequently engaged by the facility to obtain NYSERDA rebates for steam retention, a ConEdison steam discount, and an NYSERDA Energy Smart Loan.
